Asset Management Analyst


Summary:

SUMMARY

The Asset Management Analyst supports White Lodging’s owned hotel portfolio by monitoring asset-level performance, identifying operational opportunities, and contributing to asset strategy execution. This role partners closely with Finance, Investment & Development, Project Management, and Operations to drive performance insights and alignment across the portfolio. The Analyst is responsible for core reporting and performance analysis, while also supporting strategic initiatives such as capital deployment, hold/sell decisions, and asset lifecycle planning. The ideal candidate brings strong analytical capabilities, a foundation in hospitality finance, and a proactive mindset focused on optimizing asset performance driving value creation.




Responsibilities


RESPONSIBILITIES

Core Portfolio Asset Management


Monitor and analyze monthly hotel financial and operational performance, including revenue, profitability, market share, and guest satisfaction.


Conduct monthly P&L reviews to identify trends, variances, and value-add opportunities.


Review hotel operating budgets and capital budgets; track variances and flag areas for improvement.


Prepare bi-weekly reporting materials and performance summaries for executive leadership.


Benchmark hotel performance against internal targets, external data, and competitive sets using industry tools (e.g., STR, CoStar).


Track compliance with management and franchise agreements, as well as applicable regulations

Strategic Projects & Investment Support


Gather and analyze competitive supply, demand, and market positioning data to inform asset strategy.


Assist in developing long-term asset plans across the asset lifecycle (stabilization, value-add, hold, disposition readiness).


Build and maintain financial models (DCF, IRR, pro forma). Perform property and portfolio valuations.


Support hold/sell analysis.


Collaborate with Investment & Development team on acquisition and new hotel handover processes; support due diligence for acquisitions and dispositions.


Assist in preparing materials for Board of Advisors and Development Committee.

Renovation & Capital Deployment


Identify value-add ROI projects for capital deployment; analyze projected returns and payback periods.


Assist in maintaining capital models, renovation plans, and annual capital budgets; monitor project timelines and cost variances.

SKILLS

· Proactively explores and applies AI tools to enhance analytical capabilities and efficiency.

· Strong analytical skills with proficiency in financial modeling and valuation techniques (NPV, IRR, DCF, pro forma development).

· Solid understanding of hotel industry dynamics, market trends, and performance metrics including hotel P&L statements.

· Proficient in Microsoft Excel; experience using PowerPoint and Word.

· Familiarity with industry tools such as STR, CoStar.

· Excellent written and verbal communication skills.

· Highly motivated self-starter capable of managing multiple projects with minimal supervision.

· Sensitivity to and respect for the confidential nature of the work performed in the department.



EDUCATION/EXPERIENCE

· Bachelor’s Degree required; concentration in Finance, Real Estate, Hospitality Management, or related field preferred.

· 1–3 years of relevant experience preferred, including: hotel asset management, hotel operations, real estate, or finance.



WORKING CONDITIONS

Work will be conducted in the White Lodging corporate office in Merrillville, IN. Hybrid work schedule.
